Why a Pergola Earns Its Keep in Littleton

Different problem than the foothills — same climate, different lot.

Littleton sits around 5,350 feet, and the sun at that altitude is stronger than most people expect. A west or south-facing patio here is unusable from about two in the afternoon through dinner for a good part of the year — which is exactly the window you actually want to be outside. That is the problem a pergola solves, and it solves it without walling in the yard or blocking the light coming into the house.

Top-slat spacing is the lever. Standard spacing gives you filtered shade that moves through the afternoon; tighter spacing gives you a genuinely shaded room. Additional top slats run from $4 per square foot, so it is an inexpensive way to change how the structure actually feels to sit under. You can see the full range of pergola styles we build on our pergolas page. We talk through the orientation of your patio before we set the spacing, because the right answer on a west-facing yard is not the right answer on a north-facing one.

Wind matters more here than people expect too. Downslope winds coming off the foothills hit the south metro hard, and a slatted privacy wall on the exposed side makes a patio usable on days it otherwise would not be. Cedar slat walls start at $18 per square foot.

Materials & Pricing

What a Pergola Costs in Littleton

Cedar starts at $32 per square foot installed and pressure-treated pine at $30, priced on the roof footprint rather than the post layout. Cedar is naturally rot resistant with a rustic look that holds up unstained; pine is highly rot resistant and takes stain well, though it can be prone to warping. Stain runs from $7 per square foot if you want the structure to match the house rather than weather on its own.

If you want the patio usable in weather rather than just shaded, a roof changes the structure entirely. Polycarbonate runs $16 per square foot and metal roofing starts at $12. Polycarbonate is the more common choice on a suburban patio because it keeps the light — a metal roof over a covered patio can make the adjoining rooms noticeably darker.

We also build custom decks in Littleton — composite and cedar from $45 per square foot, pressure-treated pine from $40, exotic hardwood from $60. Build a pergola and a deck together as one project and we take 10% off the total, which is worth pricing out before you decide to phase the work.

What to Know Before You Build

Pergola Permits & HOA Approval in Littleton

City or County?

A Littleton mailing address does not always mean the City of Littleton. Large parts of the 80123, 80127, and 80128 areas — including much of Ken Caryl and Columbine — are unincorporated Jefferson or Arapahoe County, and permits are issued by the county rather than the city. We confirm jurisdiction by parcel before designing anything.

Licensed Contractors

The City of Littleton requires contractors to hold a city license, and building without one can trigger investigative fees on top of the permit or a stop-work order. Setbacks, lot coverage, and easements all affect where a freestanding pergola can sit, so the footprint gets settled early.

HOA Review

Most Littleton-area subdivisions have an HOA architectural committee, and its approval is entirely separate from the building permit. Committees typically want a drawing, dimensions, materials, and stain color. We can produce 3D renderings for submittals, which tend to move faster than a hand sketch.

We manage the permit process from start to finish — but requirements do change, so we always confirm current rules with the correct jurisdiction before finalizing a design.
